Big news just dropped from Zillow—U.S. home prices are now forecasted to rise by 1.2% over the next 12 months. That’s a slight bump up from earlier, more cautious projections, and it’s a sign the real estate market may be stabilizing after a year of uncertainty.

What Does This Mean for You?
For Sellers: The pace has slowed, but prices are no longer expected to fall. Homes are sitting on the market a bit longer, so pricing strategy and preparation are more important than ever. More inventory means increased competition. It’s more important than ever to position your property strategically in front of the right buyers and make your listing stands out!
For Buyers: There’s a growing window of opportunity. More inventory is available and homes are taking longer to sell—giving buyers a chance to negotiate and compare options. The market is considered “balanced” nationally, so both buyers and sellers have leverage depending on their local market. If you’ve been waiting for the right moment to buy, this is my warning: This will not last forever. Each market shift acts like a pendulum. We saw the market shift significantly towards a buyer’s market this year. Even thought inventory levels are still elevated for now, there are early signs of the market recovering and swinging back to a more balanced market. Smart buyers are shopping now while they can get the best deals.
Utah Update
In Utah, inventory levels are still rising. However, prices remain steady thanks to strong local demand and economic growth. If you’ve been on the fence about making a move, now is a great time to explore your options.
