What Just Happened: The Latest Jobs Report & What It Means for Real Estate

Big News Hit Today:

The August jobs report shocked economists, with only 22,000 new jobs added and unemployment rising to 4.3%. This signals a cooling economy—and it’s pushing the Federal Reserve toward a much-anticipated rate cut (markets now see a 100% chance at their next meeting).

Here’s why this matters right now:

  • Mortgage rates have already responded: The average 30-year fixed rate has dropped from 7.07% at the start of the year to just 6.29% today—the lowest levels in 2025 so far.

  • Home affordability is improving: Home prices have dipped slightly (down 0.5% year-to-date), and average U.S. earnings are up 2.4%. That means, for the first time in a while, buyers have more power—your paycheck goes further.

  • Opportunity window: Mortgage rates aren’t necessarily tied to the fed funds rate 1 for 1. Historically, there’s a short window before a Fed rate cut where mortgage rates can dip even further. But these low rates don’t last—once lenders adjust, rates often bounce back up. In fact, last time the Fed cut the fed funds rate (September of 2024), we actually saw the lowest mortgage rates the day before the Federal Reserve announced the cut. Mortgage rates only went up from there for a number of reasons. Receipts below.
